Prepping and Staging a house. Every seller wants her home to sell fast and bring top dollar. Does that sound good to you? Well, it's not luck that makes that happen. It's careful planning and knowing how to professionally spruce up your home that will send Home Buyers scurrying for their checkbooks. Here is how to prep a house and turn it into an irresistible and marketable home.

Time Required: Seven to 10 Days
Here's How:
  1. 1. Disassociate Yourself With Your Home.
    • Say to yourself, "This is not my home; it is a house -- a product to be sold much like a box of cereal on the grocery store shelf.
    • Make the mental decision to "let go" of your emotions and focus on the fact that soon this house will no longer be yours.
    • Picture yourself handing over the keys and envelopes containing appliance warranties to the new owners!
    • Say goodbye to every room.
    • Don't look backwards -- look toward the future.
  1. 2.De-Personalize.
    Pack up those personal photographs and family heirlooms. Buyers can't see past personal artifacts, and you don't want them to be distracted. You want buyers to imagine their own photos on the walls, and they can't do that if yours are there! You don't want to make any buyer ask, "I wonder what kind of people live in this home?" You want buyers to say, "I can see myself living here."
  2.  3.De-Clutter!
    People collect an amazing quantity of junk. Consider this: if you haven't used it in over a year, you probably don't need it.
    • If you don't need it, why not donate it or throw it away?
    • Remove all books from bookcases.
    • Pack up those knickknacks.
    • Clean off everything on kitchen counters.
    • Put essential items used daily in a small box that can be stored in a closet when not in use.
    • Think of this process as a head-start on the packing you will eventually need to do 
    • anyway.
  3. 4. Rearrange Bedroom Closets and Kitchen Cabinets. 
    Buyers love to snoop and will open closet and cabinet doors. Think of the message it sends if items fall out! Now imagine what a buyer believes about you if she sees everything organized. It says you probably take good care of the rest of the house as well. This means:
    • Alphabetize spice jars.
    • Neatly stack dishes.
    • Turn coffee cup handles facing the same way.
    • Hang shirts together, buttoned and facing the same direction.
    • Line up shoes.
    • 5. Rent a Storage Unit. 
      Almost every home shows better with less furniture. Remove pieces of furniture that block or hamper paths and walkways and put them in storage. Since your bookcases are now empty, store them. Remove extra leaves from your dining room table to make the room appear larger. Leave just enough furniture in each room to showcase the room's purpose and plenty of room to move around. You don't want buyers scratching their heads and saying, "What is this room used for?"
  4. 6.Remove/Replace Favorite Items.
    If you want to take window coverings, built-in appliances or fixtures with you, remove them now. If the chandelier in the dining room once belonged to your great grandmother, take it down. If a buyer never sees it, she won't want it. Once you tell a buyer she can't have an item, she will covet it, and it could blow your deal. Pack those items and replace them, if necessary.
  5. 7.Make Minor Repairs
    • Replace cracked floor or counter tiles.
    • Patch holes in walls.
    • Fix leaky faucets.
    • Fix doors that don't close properly and kitchen drawers that jam.
    • Consider painting your walls neutral colors, especially if you have grown accustomed to purple or pink walls.
      (Don't give buyers any reason to remember your home as "the house with the orange bathroom.")
    • Replace burned-out light bulbs.
    • If you've considered replacing a worn bedspread, do so now!
  6. 8.Make the House Sparkle!
    • Wash windows inside and out.
    • Rent a pressure washer and spray down sidewalks and exterior.
    • Clean out cobwebs.
    • Re-caulk tubs, showers and sinks.
    • Polish chrome faucets and mirrors.
    • Clean out the refrigerator.
    • Vacuum daily.
    • Wax floors.
    • Dust furniture, ceiling fan blades and light fixtures.
    • Bleach dingy grout.
    • Replace worn rugs.
    • Hang up fresh towels.
    • Bathroom towels look great fastened with ribbon and bows.
    • Clean and air out any musty smelling areas. Odors are a no-no
    • 9. Scrutinize. 
      • Go outside and open your front door. Stand there. Do you want to go inside? Does the house welcome you?
      • Linger in the doorway of every single room and imagine how your house will look to a buyer.
      • Examine carefully how furniture is arranged and move pieces around until it makes sense.
      • Make sure window coverings hang level.
      • Tune in to the room's statement and its emotional pull. Does it have impact and pizzazz?
      • Does it look like nobody lives in this house? You're almost finished.

      • 10.Check Curb Appeal.
        If a buyer won't get out of her agent's car because she doesn't like the exterior of your home, you'll never get her inside.
        • Keep the sidewalks cleared.
        • Mow the lawn.
        • Paint faded window trim.
        • Plant yellow flowers or group flower pots together. Yellow evokes a buying emotion. Marigolds are inexpensive.
        • Trim your bushes.
        • Make sure visitors can clearly read your house number.

    When completing your loan application it may be intimidating and almost feel like an interview. Come prepared by knowing the answers to these ten questions that your lender will ask you.
    • Where’s your proof of income?
    • Be prepared by showing proof of two years’ worth of income at the ready. Have pay stubs, copies of checks, paid independent contractor invoices, and other documents that verify your employment. Be sure to disclose any other sources of income, such as alimony or child support.
    • What are your assets?
    • Your mortgage lender wants to know about any cash reserves that you have. A balanced investment portfolio shows your investment planning and goals are not entirely focused on home value appreciation. They also want to see that you can be tapped in an emergency in case you need money for your mortgage payment.
    • What are your outstanding debts?
    The more debt you have the less likely you are to receive a mortgage; more debt also means a higher interest rate on the money you borrow. The debt-to-income ratio on mortgages is 43%. The debt-to-income ratio measures how much of your gross (before taxes) income is used to pay housing costs, including principal, interest, taxes, insurance, mortgage insurance (if applicable), and homeowners association fees (if applicable). Other sources of debt, such as credit cards, student loans, and car loans will affect your debt-to-income ratio.
    • What’s your credit score?
    You should already know your credit score because you have recently pulled your credit report and reviewed it. Before meeting with your lender, we suggest that you get your credit score in the best shape possible. You can do this by paying off any debt or disputing discrepancies.
    • Now that you are about to close, how’s your credit again?

    Your lender will check to ensure that you have not impaired your credit score or you debt-to-income ratio. Your credit score will be pulled, yet again, to make sure you have not opened a new credit card or added new debt. From the moment your credit score is pulled for the first time, do not take on anymore debt.
    • How much do you have for a down payment?
    The larger the down payment, the more likely you will convince your lender you take owning a home seriously and will not walk away if things get tough. Your down payment will determine if you qualify for a mortgage, how much your lender will give you, and what interest rate you will receive.

    • How will you use this property?
    A lawsuit involving a financial judgment could affect your financial position. If you are in a similar case, you will have to prove why the judgment will not harm you financially.

    • What are the details of your divorce?

    If you are recently divorced, expect your lender to ask questions about it. The lender does not need the details about what led to the divorce, just how it affected you financially.

    • What is your ethnic background?
    his question isn’t discriminatory; this is in place for federal oversight, so the the government can crack down on discriminatory lenders.

    There is never one right way to do something or home that is perfect for everyone. It is      important to embrace the  idea that a clean, tidy house is one that makes you feel relaxed   at home. That is why we have created a simple guide to make home cleaning easier. This guide will make household chores feel less of a burden and hopefully will make cleaning Easier. 
    Everyday:
    • wipe down the countertops
    • wipe down kitchen sink
    • sweep the floors
    • take out the trash 
    • Once a Week:
      • wipe down the appliances
      • scrub toilets, sinks, and showers
      • clean the mirrors
      • dust furniture and shelving
      • change bed linens
      • do the laundry

    How to Stay Organized and Focused While House Hunting

    While House Hunting,it is key that you keep track of the homes you have seen. After walking through a dozen homes, the features of each home begin to blur together. It is important to remember the amenities of each of the homes in order to determine which home would suit your needs best. Here are some of our helpful tips to staying organized and focused:
    Set Priorities:
    Make a list of all the things you need and all the things you like in a home; be sure to list the items in order of importance. For example, having a finished basement may be more important than having a Jacuzzi tub in the master bathroom. Be sure you list includes the following:
    • Maximum price
    • Overall square footage
    • Number of bedrooms
    • Number of bathrooms
    • Size of yard
    • Style of home (condo, single-family home)
    Factor in Travel Time
    Create a list of places you visit regularly in order of importance. For example, your work commute will likely be more critical than your favorite restaurant you visit twice a week. When buying a home, you are making a commitment to any travel arrangement permanently, therefore make sure the distance is doable for your family.
    Take Notes
    Once your lists are finalized, create a checklist that you bring  to each home. You will want to take notes that correspond with any of photos you take of the home. This will make it simple to compare all the homes that you are looking at while house hunting.
    Start Touring
    You are now ready to begin visiting homes. Walk through each of the homes and record the items on your list, as well as your emotional response. Take pictures of any special features you would like to remember. Don’t dwell on items that are easy fixes, such as paint color. If you walk into a home and instantly dislike it, it is best to trust your gut reaction; do not force yourself to into liking a home because it looks good on paper.     Review Your Notes
